There are many ways to invest in mortgages and the underlying real estate. We will disclose some of these investment vehicles and how individuals may participate.

As most people know, there is safety in real estate as well as a good return on investment to be made. What most people do not consider are the varieties these investment vehicles can take. In addition, different investments have different tax consequences and different investors have different investing rules. Each investor should seek competent, professional advice and choose investments that meet their individual investment tolerances.

  1. Real Estate Partnerships - For investors these usually take the form of limited partners. Thus the general or managing partners handle the business in accordance with the partnership agreement and purpose.
  2. Real Estate Investment Trusts - Investors are passive and the Trust must distribute earnings based upon IRS requirements. These vehicles invest in property based upon its stated objectives in an offering document.
  3. Mortgage Investment Trust - Similar to a Real Estate Investment Trust, except it invests in mortgages.
  4. Mortgage Ownership - Purchasing of mortgages for interest revenue and return of investment.
  5. Mortgage Company - Investing in companies that either broker or fund loans, residential or commercial.
  6. Mortgage Servicing - The collection of monthly mortgage payments for a fee. Usually a service performed for mortgage owners who do not wish to handle the collecting and reporting responsibilities themselves.

There are various other investment groups, clubs, corporations, partnerships, trusts and holding entities. These are created to meet the needs of the individual participants and can be for one or many transactions. There are even situations whereby individuals or groups engage the services of professionals to handle various aspects of their investing, everything from simple record-keeping to choosing investments and managing the operations.
